A prominent new luxury condominium development is in the early planning stages for Singer Island, promising to elevate the area’s waterfront appeal as a premier gateway destination.

A respected New York-based development firm has submitted preliminary site plans to the City of Riviera Beach for a sophisticated 28-story tower known as Singer Island Gateway. Situated along the Intracoastal Waterway just west of 2525 Lake Drive and near the eastern approach to the Blue Heron Boulevard Bridge, the project envisions approximately 298 upscale residences ranging from one- to four-bedroom layouts.

The development would position the tower farther from sensitive marine areas while introducing modern amenities such as a state-of-the-art fitness center, a lap pool, a padel court, and two pickleball courts. Parking would be accommodated in a multi-level garage (levels two through five), thoughtfully screened with townhouse-style facades.
The developer, led by an experienced executive with a track record of successful high-profile projects—including luxury residences in New York City, a beachfront community in South Miami Beach, and contributions to major Las Vegas developments—acquired the roughly 3-acre site (comprising multiple parcels) between 2019 and 2021.

The project aligns with Riviera Beach’s 2023 Community Redevelopment Plan, which encourages denser, more vibrant development along key gateway corridors like Blue Heron Boulevard east of the bridge. Proponents highlight the potential economic advantages, including increased property tax revenue and developer contributions to the community. The proposal also incorporates participation in local hiring initiatives to qualify for added density and height allowances.
As with any significant new project in this cherished low-rise barrier island neighborhood—close to the Palm Beach Shores boundary—opinions vary among residents. Some express enthusiasm for positive growth and modernization in the area, while others voice concerns about traffic, environmental effects on the Intracoastal (including shadow studies provided by the developer), and impacts on the renowned dive ecosystem.
The project remains in the city review phase and would need approvals from the Planning and Zoning Board, Community Redevelopment Agency, and City Council before advancing.
